Supervise operations of a group of HUD regulated multifamily properties; employ, oversee and evaluate the performance of on-site management; inspect the physical condition and review the fiscal performance of the properties; ensure that all projects are in full compliance with appropriate federal, state and local laws and regulations.
MAJOR JOB DUTIES/RESPONSIBILITIES:
1.Conduct daily property audits, review random selection of resident files to assure all files reviewed meet the property program criteria. Inspect vacant units, inspect property exterior, and inspect office and other administrative buildings.
2.Draft a proposed annual operating budget for each property.
3.Recruit, supervise and evaluate the performance of on-site management personnel.
4.Maximize rent and other collections at all properties under supervision.
5.Prepare and update annually as needed the capital needs projections for years 1, 3, and 5 for each property supervised.
6.Inspect each property to ensure it complies with company and government policies and regulations
7.Represent owners and Wedge at all inspections by regulators and other agencies.
8.Prepare bid specifications for contracted maintenance repairs and notify vendors.
9.Insure that staff at each property supervised have established rapport with resident organizations and entities providing services to the property and residents
10. Approve purchases required for containing maintenance of property.
11. Participate in multifamily real estate management organizations’ continuing education programs
12. Perform other duties as assigned
Planning Orientation: Demonstrated competency in operational planning processes; ability to understand, and commitment to integrate the contributions to be made through this function; assessing, allocating and supervising the use of resources (material, staff, capital) in a prudent and orderly manner; monitoring, measuring and taking corrective actions required to achieve targeted results. Five (5) years of demonstrated experience in the asset management of affordable housing, tax credit housing, properties with HUD programs, and/or city and state programs.
Current driver’s license for the State in which the property is located.
Ability to work/interact as a team player.
Bilingual (English/Spanish) preferred but not essential.
May be required to drive own car for company business purpose.
