The Superintendent is charged with supervising the field construction of a project including coordination of man-power, materials, equipment to complete project timely, with quality standards specified and within budgetary constraints. The first scheduled project is in Spearfish, SD starting in Spring 2018.
Specific duties include: Lead project from plans to a finished building
Blueprint reading, updating and leading labor force in adherence to plans
Perform material estimates, negotiate rates with local and national vendors, confirm material deliveries and confirm quantity and quality received.
Must be able to track and bill accordingly when owner supplied materials are utilized.
Must also be able to ensure the correct quantities are installed by labor force.
Review and communicate project documentation including daily reports, RFIs, change orders, schedules, photos, meeting notes, blueprints, etc.
Facilitate pre-construction meeting and weekly site coordination meetings with developers, subcontractors, architect, project managers, etc.
Maintain safe worksite, conduct site audits and sub-contractor safety compliance, promote safety and hold documented safety meetings
Review/approve subcontractors monthly progress payments with Project Manager.
Coordinate required inspections including 3rd party inspection firms
Build partnerships with owners, developers, sub-contractors, project managers and design professionals. Discuss and resolve matters such as work procedures, complaints, or construction problems.
Assist in obtaining permits or approval of revisions
Assist in budgeting, bidding and award of subcontracts
Other duties as assigned.
Required Skills and Experience: To be considered for this position, candidates must be able to demonstrate:
10 years of experience as a construction superintendent
Extensive multi-family, LIHTC, or affordable housing project experience
Expert in project management and other construction related software such as Bluebeam, Procore, Share Point ETC.
Progressive resume with experience in many different aspects of construction
Enterprising approach with frequent involvement in starting up and carrying out projects. Demonstrated success in leading people, delegation and making many decisions
Desire and compassion to assist residents by ensuring the final product is quality, affordable housing.

Physical Characteristics: The position requires the following:
Nearly 100% travel from place of residence to job sites. Assigned region will be South Dakota and Wyoming projects
80% of time spent on job site both indoors and outdoors and regularly required to stand and walk.
20% of time on required documentation and payment requests while sitting
Good manual dexterity.
Reach with hands and arms.
Climb three flights of stairs approximately 20 times per week, maintain balance, stoop, kneel, crouch, or crawl.
Talk or hear, with or without a hearing aid.
Good vision, with or without corrective eyewear.
While performing the essential functions of this job, the employee will regularly exposed to common hazards of construction sites such as wet and/or humid conditions; moving mechanical parts; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; a risk of electrical shock; and risk of vibration. The noise level in the work environment is usually loud and requires hearing protection.

Schedule and Benefits:
Salary: $80,000-$90,000 gross annual salary plus developer fee bonus structure.
